The third service is known as ‘Let Only’ service

This service is for landlords who wish to manage the day to day running of the property themselves. Our service includes:

  • Advertising to Let on three websites
  • Full referencing & credit checks
  • Tenancy agreements
  • Preparing all documentation for the tenants, along with a special moving in pack for the tenant with all the information that they will need. An electronic copy of all documentation emailed to the landlord if required.

All dealings beyond this point would be direct between the landlord and the tenant. The landlord is responsible for rent collection, repairs, general contact with tenants and handling any problems that may arise. This service is not recommended for landlords who are not experienced, or those who have little time on their hands.

This service is on a NO LET NO FEE policy. It should be noted that this service does not include rent guarantees, accompanied viewings, inventories or lease renewals. These extras (which are FREE with the full management package) can be arranged at extra cost.

Fees for a room £150.00 plus vat (£180 inc. vat)
Fees for a rental of up to £999 per calendar month £300 plus vat (£360 inc. vat)
Fees for a rental over £1000 per calendar month £380 plus vat (£456 inc. vat)

Accompanied viewings £15 plus vat (£18 inc. vat) per property visit
Inventories (unfurnished)
*1 & 2 bed properties £95 plus vat (£114 inc. vat)
*3 bed properties £145 plus vat (£174 inc. vat)
*4 & 5 bed properties £170 plus vat (£204 inc. vat)
Registration of deposit £35 plus vat (£42 inc. vat) for DPS
Rent Guarantee and Legal Cover can be offered at an additional charge
Lease renewals £90 plus vat (£108 inc. vat)
